This article is for a first time home buyer in maryland or any first time home buyer anywhere in the United States. I think it will be helpful to you.

Borrowing for your first home mortgage, can be a daunting task. It is important to consider crucial factors that will help you make right decisions.

For you to succeed with your home mortgage, you should consider preparing a budget on exactly how much you can afford. A good budget allows you to get the right home in the first place. Also, you should factor in an additional $100-$200 per month for property maintenance. This would be for repairs like heating, air conditioning, paint, plumbing, yard maintenance etc. 99% of all home buyers never factor this in. A huge mistake.

Shopping around for the best rate is crucial in getting an affordable mortgage. You should consider using a database of mortgage fees and interest rates to compare and make the right choice.

Before applying for your first time home mortgage, you should first check your credit records. Make sure you check your credit history and and the credentials support your mortgage application. Also remove errors from your report. Go to all three credit reporting agencies and comb through their records for anything that might hurt you. Dispute every item in error. The agency must remove these errors within 21 days by law. Remember, each credit reporting agency will have different information about you.

Cleaned up and scrutinized credit reports will help you get your dream home with the least amount of problems. Important issues like missed payments or late ones are what you are looking for. Don’t even think about applying for a mortgage until you have scoured these reports.

You might want to gather all the necessary items before making an application. Ask your loan officer what these items are and ask for a detailed list. Ask him about any newly instituted rules that will have an influence on the lenders decisons. Also, tax requirements will always increase the cost of your mortgages. Ask the loan officer to estimate how much in taxes, insurance and escrow to expect on your size loan. He should know.

Sometimes, First home buyers are sometimes offered tax credits; make sure that you take advantage of these incentives to bring your overall cost of your new home down. For a first time home mortgage, you also should consider paying points to lower your mortgage rates. Doing this will lower your payment over the life of the loan.

Discount points will help you buy down the interest rates on your mortgage plan. In most cases, one point will be equal to 1%, each point you buy can help you reduce the interest rate for the full length of the loan.

Another highly important issue that is rarely considered is real estate taxes. If housing prices are increasing on a yearly basis, so will your taxes. You can sart of paying $100-$200 per month only to see it double and triple over the years. This is a huge problem that causes many people to lose their home to
foreclosure. It is my experience, that once rates increase, they rarely come back down. Even when property values are falling. It seems that county tax assessors are just like any other taxing agency. They want as much of your money as they can get. Bottom line, is to check the history and stability of property tax rates for your new property.

You should also consider having long term mortgage finance for your home, either a 15, 20 or 30 year loan. Never consider taking out an ARM, adjustable rate mortgage. They are very problematic in my opinion.

Then, you should work to repay the mortgage within a shorter period to pay less interest. Good luck in owning your first home.

Though some prefer offshore hedge funds, taxes are still a U.S. issue. A hedge fund’s culture is likely to be determined by the hedge fund manager’s own personality and beliefs, therefore the culture of one hedge fund varies tremendously from another. The culture of the firm is also affected by a fund’s strategy. For example, PhD’s are employed in a statistical arbitrage fund who are less outgoing and enjoy crunching numbers in a room, while the atmosphere at global macro fund would be outgoing. Here the employees will be watching the markets from a trading floor and openly sharing ideas.

However, to select a hedge fund manager an art as well as a science. A fantastic past track record is not necessarily an indication of an incredible future performance and vice versa. While it may be a very wise decision to compare their performance against a “benchmark”, but always keep in mind that the variation between funds within an index and the index itself vary enormously:

Therefore, it is important to consider all the important aspects before selecting hedge fund manager.

Those that do not end up taking special honeymoons when they are married often look back with regret. If you have the cash, you still want to get a good deal and make sure they are going to have a good time. Look around before you buy.

Some special honeymoon vacation packages are better than others. Sometimes, you can be downright deceived when it comes to what you think you are getting and the reality of the trip. Some have found great deals only to discover that paying a little more for something else would have made the difference between a great honeymoon and a laughable memory. If the special honeymoon vacation packages that you find are for well-known resorts and hotels, you may not have to worry about the condition of the property. However, if you are looking for something, and find a like-resort nearby at a much cheaper price, you may want to investigate before you decide to go with the cheaper and lesser known option.

Some companies take honeymoons very seriously, but others just want to expand their bottom line. They are not concerned with return or satisfied customers, so they only have to trick you once.

Believe we should be thankful for these 10 amendments however the govt seems to want to keep chipping away at our rights and we keep losing our freedoms to express ourselves. I can remember no president taking as many of our constitutional rights as did George Bush with the Patriot Act. Almost as bad was the secret report from the Missouri Information Analysis Center(MWIAC). Unfortunatly Bush tried to keep this report hidden. Sheesh, now you can be stopped as a suspected terrorist for having a bumper sticker that says “Give me liberty or Give me death”.

Now isn’t that a damn shame that one of our most famous patriots said something and now repeating it makes you a terrorist in the eyes of the police. People are getting stopped for what their bumper stickers say. It was first brought to my attention in a Shreveport TV news report. Seems they’d stopped a man for having a “This vehicle protected by Smith and Wesson”. The police said it was a legitimate stop based on the bumper sticker as the man could have had illegal guns in the car based on the bumper sticker.

Methinks we need to vote all the bastards out and start over. However the first thing we do is pass four laws. Term limits of two terms just like the president and no lawyers allowed to run for office. Paid lobbyists become illegal as does taking so much as one penny from any kind of lobbyist. Last but not least we pass a law that says anyone who votes for a war has to send all of their relatives between 17 and 55 off to fight in the war.

Are the marijuana facts you get from the govt true? The legalization of marijuana in California should bring forth some interesting facts. Of course it hasn’t been legalized yet but the facts are, if it makes it on the ballot the vote will be to legalize. Legalization marijuana facts that are true are hard to come by.

The facts about marijuana are that the govt hasn’t told you one true facts about marijuana since 1900, other than it will get you high. Does marijuana turn you into a rving fiend as the govt suggests. Well, if you see 100 million raving fiends around you can agree with the govt. Otherwise know it’s govt propagana as 100 milliom Americans admit to having tried marijuana.

For decades the govt swore on a bible that marijuana was a gateway drug that lead to harder drug use. Once again, the govt was and is wrong. The truth is sugar and caffene are the gateway drugs. As for marijuana leading to harder drugs, the vast majority of user start with marijuana and never even try another drug.

Did you know that if we allowed regular hemp(marijuana plant) growth it can be turned into alcohol just like corn and sugarcane except hemp is not a food. Hemp makes better paper than trees and it’s cheaper to. Plus it’s an annual resource instead of one that takes 20-50 years to mature. It can also be used to make high quality cloth and tons of other products.

Alternative energy is any kind of energy that is not oil or hydrocarbon based. Not all alternative energy is renewable but there are a lot of renewable energy sources we could be using. Some forms of alternative energy are even good for the environment and it’s these renewable energy sources we really need to be looking at.

We can’t keep paying the amounts we do, to other countries, to import oil. It’s imperative for our own national security that we develop alternative sources that can supply our needs and it’s also imperative that it be done very quickly. I have no confidence that the govt will be helpful in creating an energy policy that leads us to energy independence.

There is a lot of energy that we can harness if we only seek to research and develop the technologies needed to do so. We can get away from the fossil fuels and the old electrical grids by turning to alternatives to these energy sources.

If you are building a new home and you aren’t considering super insulation and alternative energy sources you are making a big mistake. Energy prices are going to keep going up even tho, due to the recession, energy prices have fallen. When the world gets past the recession energy prices are going to sky rocket again. Having an alternative to the traditional energy sources is going to save you a ton of money.

The trend toward homes that are powered by alternative home energy sources, ranging from wind turbines and solar collection cells to hydrogen fuel cells and biomass gases, is one that needs to continue into the 21st century and beyond. We have great need of becoming more energy independent, and not having to rely on the supplying of fossil fuels from unstable nations who are often hostile to us and our interests.

But even beyond this factor, we as individuals need to get “off the grid” and also stop having to be so reliant on government-lobbying giant oil corporations who, while they are not really involved in any covert conspiracy, nevertheless have a stranglehold on people when it comes to heating their homes (and if not through oil, then heat usually supplied by grid-driven electricity, another stranglehold).

If unfortunately you are involved in an accident, the most important things to remember is to obtain the names, license numbers and contact details of all people involved, as well as the names and badge numbers of any officers on the scene. Immediately after you have had the accident, and are certain that no one is injured, phone your insurance company. In some cases they will send out a representative to the scene. This helps with the claim process later on. When you are claiming back after an accident, almost all insurance companies will request that you send through a detailed drawing of the accident and how it occurred. If you can draw this picture on the scene, whilst the details are still fresh in your mind, it will save you a lot of trouble later on…
